Since 2003, PEDCO has raised acquisition or financing funds for several real property developments in the Phoenix metro area, including the following projects:

Hidden Valley Ranch I (Paseo Village) - Hidden Valley Ranch I is a 1,165 agricultural farm property near Maricopa, AZ, to be developed into a mixed-use development with residential subdivision communities and commercial development parcels. This $22,000,000 project has already attracted the attention of some of the nation's largest home builders and other interested developers.

Hidden Valley Ranch II (Hidden Valley Estates) - PEDCO raised $7,500,000 for this 320-acre parcel located near Hidden Valley Ranch I and situated strategically along access to Hidden Valley Ranch I. Hidden Valley Ranch II has similar great potential for residential development and/or outright sale to large builders or developers. PEDCO has completed the planning and entitlements, with preliminary platting in process.

Phoenix-Tucson Ranch (The Villages of Eloy)- Phoenix-Tucson Ranch consists of 960 acres of agricultural land located midway between the Phoenix and Tucson metro areas in the town of Eloy, AZ. It is adjacent and contiguous to the Robson Ranch master-planned community. PEDCO raised $38,000,000 for this property and is currently taking it through the planning and entitlement process, which will result in a mix of residential (4-6 DU/AC) preliminary platted lots and over 100 acres of community commercial property.

 

Pallacio - PEDCO raised $1,900,000 in acquisition financing for this 23-lot, semi-custom home residential subdivision development by Del Mar Homes. This project sold out faster than projected, and all distributions to Investors have been completed earlier than estimated.

Lindsay Park Townhomes - PEDCO raised $2,754,000 in acquisition financing for this 165 unit townhome project by Leadermark Homes located in Mesa, AZ.

Pallacio at the Boulders - The Boulders is an 11-lot custom home residential subdivision development by Pinnacle Builders. Acquisition financing of $2,550,000 was raised by the PEDCO team. Pinnacle refinanced the note, and Investors received full principal repayments plus 10-12% interest.

Villages @ Country Club - This 375 unit townhome project by Del Mar in Mesa, AZ is an affordable infill location. PEDCO raised $4,000,000 in acquisition financing.
